Before you commit

Look beyond the finishes to the electrical installation.

When buying a house, an electrical survey can help you understand concerns that are difficult to judge at a viewing. Fresh decoration does not establish the condition of wiring or protective devices. Existing reports and the seller's information are useful starting points.

An electrical check before buying a house focuses on the agreed electrical scope. If you also need gas, heating and plumbing checks, our combined Home Buyer Reports service covers that wider offering.

Our article on understanding the importance of a home buyer report introduces the combined service. This page focuses on electrical-only pre-purchase inspection.

Older properties and alterations

Condition matters more than age alone.

Consumer unit and protective devices
The visible condition of the consumer unit and its protective devices helps guide further investigation. An older fuse board does not automatically mean the whole installation needs replacing.
Wiring and previous alterations
Accessible wiring, apparent damage and evidence of alterations can raise questions about the installation. Concealed cables cannot be fully assessed from appearance alone; agree any testing or further investigation needed.
Sockets, switches and lighting
Damaged accessories, signs of overheating or reported intermittent faults need attention. Tell us about concerns raised during viewings, without removing covers or attempting to test wiring yourself.

Choosing the inspection

A visual check and an EICR are different scopes.

A pre-purchase visit should not be assumed to include a full electrical test before buying a house. If records are missing or the condition needs testing, discuss an Electrical Installation Condition Report (EICR). That service records inspection and test findings within an agreed extent and limitations.

Agree the scope needed for your purchase and the documentation included. Neither a visual inspection nor an EICR is a guarantee against future faults or an assessment of every inaccessible part.

Separate from a building survey

GU Services does not provide RICS Level 2 Home Surveys or structural surveys. These electrical inspections concern the agreed service installation, not the building's structure. Arrange any building survey separately and discuss specialist checks recommended by your surveyor.

Leave covers, wiring and electrical testing to a competent electrician. Do not attempt to investigate live circuits or dismantle accessories during a viewing.

Planning the visit

Agree the scope, inspect and understand the findings.

  • Agree the scope before booking

Share the property details, purchase timescale, existing electrical records and any concerns from the seller or surveyor. Confirm whether you need a visual assessment or the inspection and testing of a full EICR.

  • Arrange access and permissions

Coordinate access with the seller or agent. Agree which areas and equipment can be reached and whether testing requires an interruption to the supply; do not assume a viewing provides suitable access.

  • Inspect within the agreed scope

The visit considers the accessible installation, consumer unit and accessories. Any electrical testing must be specifically agreed; a visual inspection alone cannot establish the condition of concealed wiring.

  • Discuss findings and next steps

Ask what needs urgent attention, what needs more investigation and what improvements are advised. Confirm how findings will be provided when booking, including any separate report or testing documentation required.

Scope and cost

What affects the inspection quote?

Inspection scope
A visual pre-purchase assessment and a full EICR involve different work. Agree the extent, testing and documentation needed before comparing quotes.
Property and access
Property size, accessible circuits and accessories, occupancy arrangements and available records influence the work involved.
Further investigation or repairs
Findings may require additional testing or remedial work. Discuss these separately rather than assume the inspection price includes repairs.

Use the findings to inform your purchase

Discuss urgent concerns and recommended remedial work with the inspector. Further investigation or repair quotations can help you consider the property's needs with your solicitor and surveyor. Repairs need their own agreed scope; findings do not guarantee a change in the sale price.

Pre-purchase electrical inspection questions

Is a pre-purchase electrical inspection a full EICR?

Not automatically. A visual assessment considers accessible condition, while an EICR involves inspection and testing within an agreed extent and limitations. Confirm the scope and documentation before booking.

Should I arrange an EICR before buying a house?

An EICR may be appropriate where the condition is unknown, records are missing or concerns need more than a visual assessment. Discuss the existing information and your requirements so the appropriate inspection can be agreed.

Does an older house necessarily need rewiring?

No. Age alone does not establish that rewiring or consumer unit replacement is needed. Condition, inspection findings and any testing should guide the advice.

Does a RICS Level 2 Home Survey include this service?

GU Services does not provide RICS Level 2 Home Surveys or structural surveys. Our specialist electrical inspection is a separate service, not a substitute for a building survey. Confirm the scope with your surveyor and electrician.

What documentation will I receive?

Confirm how findings will be provided and what documentation is included before booking. Do not assume a visual pre-purchase visit produces an EICR. If a full EICR is agreed, its report records the inspection and test findings within the stated extent and limitations.

Can the findings help with my purchase decision?

They can help identify matters to discuss with the seller, solicitor or surveyor and work that may need quoting for. They do not guarantee a price reduction or establish the condition of every concealed part of the property.

Can you inspect a property before I own it?

Access and permission need arranging with the seller or agent, including any supply interruption required for agreed testing. Share the purchase timescale when enquiring; availability and arrangements must be confirmed.

Where do you provide pre-purchase electrical inspections?

GU Services serves residential properties in Woking and within a five-mile radius. Include the property postcode, available electrical records and the inspection you need when enquiring.
