Certificates and inspections

A record of the checks and their findings.

A domestic gas safety certificate is commonly used to describe the record produced after a gas safety inspection. For landlords, this is the Landlord Gas Safety Record, often called a CP12. The document records what was checked and the results; it does not guarantee a pass.

Homeowners can also arrange gas safety checks without being subject to the same annual landlord record duty. Tell us whether the property is owner-occupied or rented, along with its appliances, so we can discuss the appropriate inspection as part of our gas and heating services. If the property uses LPG, our LPG gas services page explains the information needed to confirm appliance-specific work.

What is checked

Appliances, flues and ventilation.

Appliances and safe operation
The inspection checks the relevant gas appliances and their safe operation, including applicable operating pressure, combustion and safety-device checks. Tell us which appliances are present so the inspection scope can be established.
Flues and ventilation
Checks consider whether combustion products can discharge safely and whether adequate ventilation is available. Flue access and the arrangement of the installation matter; access restrictions need discussing before the visit.
Findings and the inspection record
The record identifies the appliances and flues checked, inspection details, safety-related defects and action taken. It documents the findings rather than promising that every appliance will pass or remain fault-free after the visit.

Domestic landlords in England

Annual checks and responsibilities beyond the visit.

For relevant residential tenancies in England, landlords must arrange annual safety checks of the gas appliances and flues they provide for tenants. Maintaining the installation and responding to defects are separate responsibilities; obtaining a record alone does not complete every duty.

Give existing tenants a copy of the record within 28 days of the check and new tenants the current record before they move in. Keep inspection and follow-up records for the applicable retention period. HSE's gas safety record guidance explains what to keep and share.

Scope and exceptions depend on the tenancy and appliances. Refer to HSE's landlord inspection guidance when arranging checks. Do not delay action on an unsafe appliance until the next annual inspection.

Arranging the inspection

From appliance details to a completed record.

  • Confirm the property and appliances

Share your postcode, whether you are a homeowner or residential landlord, and the appliances to be checked. Have previous records available where possible and mention any known concerns.

  • Arrange access and carry out the checks

Agree access with the occupants, including access to the relevant appliances and flues. Gas safety checks must be carried out by a Gas Safe registered engineer qualified for the appliances involved.

  • Explain the results

We discuss the findings, any unsafe conditions and the action needed. An inspection record is not a promise of a satisfactory outcome, and necessary repairs are a separate scope of work.

  • Keep the record and follow up

Keep the completed record and any follow-up repair information. Landlords need to meet their record-sharing and retention duties and arrange the next check within the required timescale.

Safety findings and maintenance

Understand the action needed after inspection.

Where an unsafe condition is found, the engineer explains the concern and appropriate action. An appliance may need to be turned off or disconnected, with a warning notice. Follow the advice and do not use or reconnect equipment identified as unsafe until it has been made safe.

The record documents the findings even where remedial work is needed. Our boiler repair service explains fault investigation and agreed repairs. An inspection does not automatically include that work.

A gas safety check is not a boiler service

A safety inspection and its record are distinct from the maintenance involved in boiler servicing. Do not assume either includes the other. If both are needed, agree both scopes when booking.

If you smell gas or suspect a leak, leave the property. For mains natural gas, call the National Gas Emergency Service on 0800 111 999 from a safe place. For LPG, contact your LPG supplier's emergency number. Avoid electrical switches and naked flames, and do not wait for an enquiry-form reply.

Scope and cost

What affects the inspection quote?

Appliances and inspection scope
The number and types of appliances and flues to be checked affect the work. Include these details when asking about a gas safety certificate.
Access and property arrangements
Access to appliances, flues and relevant parts of the installation, along with occupant arrangements, helps establish the scope of the visit.
Maintenance or remedial work
Boiler servicing, repairs and further investigation may be separate from the inspection. Agree what is included and how any additional work will be discussed.

Gas safety certificate questions

What is a Landlord Gas Safety Record or CP12?

It is the record of a gas safety check, commonly called a gas safety certificate or CP12. It documents the appliances and flues checked, the findings and relevant action taken. It is not a guarantee that every appliance passes.

How often do residential landlords need a gas safety check?

For relevant rental properties in England, landlords must arrange annual checks of the gas appliances and flues they provide for tenants. Landlords also have maintenance and record-keeping responsibilities. Check the current HSE guidance for the scope of your duties.

When should tenants receive the gas safety record?

Existing tenants must receive a copy within 28 days of the check. New tenants must receive the current record before moving in. Keep inspection and follow-up records in accordance with the applicable requirements.

Can homeowners arrange a gas safety inspection?

Yes. Homeowners can arrange checks of their domestic gas appliances and installation. The annual landlord record duty does not generally apply to an owner-occupied home with no tenants, but safe maintenance and manufacturer servicing guidance still matter.

Does a gas safety inspection include boiler servicing?

Do not assume so. A safety inspection and its record have a different purpose from routine appliance maintenance. If you need both a boiler service and a landlord gas safety check, explain this when booking and agree both scopes.

What happens if an appliance is unsafe?

The engineer explains the concern and the appropriate safety action, which may include turning off or disconnecting the appliance and issuing a warning notice. Follow the advice and do not use an appliance identified as unsafe until it has been made safe. Repairs are discussed separately.
