Understanding the system

Heating equipment behind the fireplace.

A gas back boiler is fitted behind a gas fire and heats water for the home's central heating and hot water system. The boiler, fire and flue arrangement need to be considered together when planning maintenance or changes.

Older installations vary, so knowing the model and service history matters. Our gas and heating services cover assessment of domestic systems; tell us what is installed and what you want to achieve before deciding on removal. If you are considering new equipment, our boiler installation page explains choosing a system and planning the work.

Your options

Servicing, removal and replacement are different decisions.

Servicing an existing system
A back boiler service concerns the appliance you already have. The model, condition, manufacturer instructions and availability of suitable parts affect what can be maintained. Share the boiler and fire details so we can discuss the appropriate assessment.
Removing the back boiler
Removal involves assessing and safely disconnecting the existing equipment and its connections before taking it out. Access, the associated fire, flue arrangements and any work to the fireplace need consideration as part of the agreed scope.
Planning replacement heating
Replacement is a separate decision about how the home will be heated and supplied with hot water afterwards. It may involve a different boiler position and changes to pipework or controls. Removal alone does not include a new heating system unless that work is agreed.

When to arrange an assessment

Changes in operation deserve attention.

Changes in heating or hot water
Poor performance, unusual noises or repeated stopping need investigation. The cause may involve the boiler, controls or wider heating system, so symptoms alone do not establish that replacement is necessary.
Problems with the fire or flue
Soot, staining or changes in how the associated gas fire operates need professional attention. Do not alter the fire, cover ventilation openings or assume the fire and boiler can be changed independently.
Unknown service or disconnection history
If you have moved into a home with older equipment, gather any available records. Do not relight an unfamiliar or previously disconnected appliance before its condition and installation have been checked.

Assessment and removal

Plan the whole installation before anything is disconnected.

  • Identify and assess the system

Share the appliance details, service records and whether the system is still in use. We assess the boiler, associated fire, connections and access before discussing the work. Do not remove covers to obtain information.

  • Agree what will remain and what will change

Discuss servicing, removal or replacement as distinct options. Any effect on the gas fire, fireplace, hot water and heating needs to be understood, including the scope of finishing work.

  • Carry out the agreed removal work

Gas disconnection and work on the heating system must be carried out by appropriately competent professionals. The agreed work accounts for connected equipment and leaves any retained installation appropriately checked.

  • Complete checks and handover

Any replacement installation needs its own commissioning and appropriate documentation. Discuss how heating and hot water will be provided during the work, and agree any remaining fireplace or decorating work beforehand.

Scope and cost

What affects the removal quote?

Appliance and access
The boiler and fire arrangement, ease of access and work needed to reach and remove the equipment affect the scope.
Connected equipment and finishing
Changes to pipework, flue arrangements, the associated fire and any fireplace making-good work need to be included or clearly identified as separate work.
Removal or a wider replacement project
Back boiler removal cost is different from the cost of installing replacement heating. A quote should make clear which equipment, connections, checks and finishing work are included.

Safety and older installations

Gas work must be carried out by a Gas Safe registered engineer qualified for the relevant appliance. Do not use equipment you suspect is unsafe, block ventilation or relight a disconnected system. See HSE's domestic gas safety guidance.

If an old fireplace contains a redundant solid-fuel back boiler, do not light a fire in front of it without professional advice. HSE warns of explosion risks from sealed redundant units in its back boiler safety alert. This is a different installation from a gas back boiler and needs the appropriate specialist assessment.

If you smell gas or suspect carbon monoxide, leave the property and call the National Gas Emergency Service on 0800 111 999 from a safe place. Do not use electrical switches or naked flames, or wait for an enquiry-form reply.

Back boiler questions

Does every old back boiler need replacing?

No. Age alone does not determine the appropriate work. Condition, safe operation, parts availability and your heating needs should guide the decision. Any appliance suspected to be unsafe must not be used until it has been professionally assessed.

Can a back boiler still be serviced?

That depends on the model, condition and available service information and parts. Provide the details of both the boiler and associated fire when enquiring so we can discuss whether servicing is appropriate.

Can I keep the gas fire after back boiler removal?

Do not assume so. The fire, boiler and flue arrangement need assessment together. Whether anything can remain in use depends on the installation and manufacturer requirements; agree the proposal before removal work begins.

Can I remove or disconnect a back boiler myself?

Do not attempt gas disconnection or dismantle the appliance yourself. The gas, water and flue connections and associated fire need professional assessment and appropriate work. A boiler that is no longer used should not simply be assumed safe.

Is replacement heating included with removal?

Only if it forms part of the agreed work. Removing the existing boiler and installing a replacement system are different scopes. Discuss how your heating and hot water will be provided before proceeding.

What affects back boiler removal cost?

The equipment, access, connected fire and flue, pipework changes, disposal and making-good arrangements influence the cost. Replacement heating is a separate consideration. Contact us with your property and appliance details to discuss an assessment.
